Before you write (5 minutes)
- Pick the hero photo. The one that makes someone stop scrolling. It leads everywhere: MLS, Instagram, email.
- List three provable strengths. Features a photo or fact can back up — not "charming," but "original 1920s hardwood, restored."
- Note one neighborhood fact that matters to buyers: commute time, school walkability, the farmers market.
The content you actually need (10 minutes)
For every listing, produce all of these — each written for its platform, not pasted across them:
- MLS description — information-dense, standout feature first.
- Instagram caption + carousel — hook first line, one idea per slide.
- Facebook post — more conversational, neighborhood angle works well.
- Email to your sphere — subject line under 60 characters, one clear CTA.
- 30-second video script — walk the property in the order of a showing.
- Hashtags — mix property, location, and category tags.
Before you hit publish (5 minutes)
- Read the copy against the photos: does every claim hold up?

- Check price, beds, baths, and square footage against the listing agreement — twice.
